Rental Requirements

Review the qualification criteria before applying for a rental property managed by MLE Property Management.

Application Fee: A non-refundable fee of $60 per adult applicant is required. Every occupant age 18 or older must submit a separate application and complete individual credit, criminal background, eviction, income, and rental-history screening.

Income Requirements

  • Gross monthly income of at least 3× the monthly rent
  • Income verified through pay stubs, bank statements, tax returns, or employer letter
  • Self-employed applicants must provide 2 years of tax returns

Credit Requirements

  • Minimum credit score reviewed as part of the application process
  • No open collections from previous landlords
  • Bankruptcies reviewed on a case-by-case basis

Rental History Requirements

  • Positive rental references from current and previous landlords
  • No evictions within the past 5 years
  • No history of lease violations, property damage, or outstanding balances owed to a landlord

Criminal Background Requirements

  • Every occupant age 18 or older must submit a separate application
  • Criminal background check required for all applicants 18 and older
  • Certain criminal histories may disqualify an applicant
  • Each application is reviewed in accordance with applicable fair housing laws

Automatic Disqualifiers

  • Active eviction proceedings
  • Unpaid balances owed to a previous landlord
  • History of property damage beyond normal wear and tear
  • Falsified information on the application
