By accessing or using the MLE Property Management LLC website (mlepm.com) and related services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Services

MLE Property Management LLC provides residential property management services, tenant placement, and related real estate services in the Memphis, Tennessee metropolitan area. Our online platform facilitates:

• Rental property inquiries and virtual tours
• Rental application submission and processing
• Landlord service inquiries and consultations
• Contact form submissions for free rental analyses

3. Rental Application Fee

A non-refundable application fee of $50 is required to process each rental application. This fee covers the cost of credit checks, background screening, and administrative processing. Payment is collected securely through Stripe. The application fee is non-refundable regardless of application outcome.

4. Application Processing

Submission of a rental application and payment of the application fee does not guarantee tenancy. All applications are subject to review and approval based on our standard screening criteria, including credit history, income verification, rental history, and background checks. We comply with all applicable Fair Housing laws.

5. Property Listings

Property listings on this website are provided for informational purposes. Availability, pricing, and property details are subject to change without notice. MLE makes reasonable efforts to keep listings current but does not guarantee the accuracy of listing information at the time of your inquiry.

6. Limitation of Liability

MLE Property Management LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services or website. Our total liability to you for any claim arising from these terms shall not exceed the amount paid by you for the specific service giving rise to the claim.

7. Governing Law

These Terms are governed by the laws of the State of Tennessee, without regard to its conflict of law provisions. Any disputes arising from these Terms shall be resolved in the courts of Shelby County, Tennessee.

8. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective upon posting to our website. Your continued use of our services after changes constitutes acceptance of the revised Terms.

9. SMS Terms

By voluntarily opting in, you agree to receive SMS communications from MLE Property Management related to the services or inquiry for which you provided your number. Message frequency varies. Message and data rates may apply. Reply STOP to unsubscribe or HELP for assistance. Consent to SMS communications is not required as a condition of purchasing or receiving services.
